Build me a proposal document with a live pricing table and a signature at the end.

STACK
- Astro with a Node adapter, SQLite, pdf-lib for the final artefact
- Stripe Checkout for any deposit

THE DOCUMENT
- Markdown content plus a pricing block declared in frontmatter
- Line items with optional and quantity-selectable rows; the total recalculates in the browser
- The server recomputes the total on acceptance and treats its own figure as the only one

SENDING
- A signed, time-limited URL per recipient
- No account for the buyer, and the link is revocable by the sender

READING ANALYTICS, WITHOUT BEING CREEPY
- Time on document and per section, at a coarse granularity
- No mouse tracking, no session recording, and the README says so

ACCEPTANCE
- Typed name plus a checkbox, stamped into a generated PDF alongside the accepted line items
- Append-only event log: sent, opened, viewed, accepted, with UTC time and an IP hash
- SHA-256 of the PDF recorded at acceptance

PAYMENT
- Optional deposit through Stripe Checkout at the server-computed amount, marked paid only from the webhook

Include a README stating plainly that this is a simple electronic signature, and that a contract of consequence needs advice.
